I was contracting 3-4 years to develop the biggest inn door water park in Scandinavia (12.000 m2) with indoor activities (16.000 m2) The project was sold, but unfortunately the company at that time could not lift it financially. I at that time did not follow up on that with other investors, because at that time we could not build vacation homes, so the business case was not that good.
A week ago I was informed that the land – even more land – was for sale from the town hall with a deadline of 20 September, but this time with the potential of building more than 1.000 vacation homes.
A similar project here in Denmark, 300 km away, they sold 761 vacation homes in just 2 days. Means they sold before they build, and the profit they used for the Lalandia Waterpark.
So the topics in Headlines:
This project requires 100 mil. $, here 845.000 m2 of land only 14 mil. $
The profit margin will be the 100 mil $ back of course, and a profit of 80 mil. $ Within 2-3 years.
This is enough to build the water park and activity center.
The water park leisure center will have a brake even of 200.000 visitors, because its paid, but we estimate minimum 1,2 mil visitors.
I know time is short, and if a mail can be given, I can attach an aerial photo with a volume study. I can also gave access to a drop box where I the other day made a short video.
I see so many synergies with your line of business, and a great opportunity for a real good cash cow.
I will appreciate if you or your staff could inform me, if this mail reaches Mr. Branson, so I at least know that it has been evaluated.
